4 Early Steps Developers Can Take to Minimize Future Road Bumps

If there is one constant in the world of development, it’s that there will always be issues that arise down the line that were not expected. A lot can happen throughout the early stages of development, from delays in permits, to unforeseen site conditions, to complicated re-zoning challenges. It is because of these challenges that experience matters. Involving experienced consultants not only results in a higher quality product but also the wisdom to foresee future problems before they arise. Here’s 4 early steps he would recommend to any developer looking to minimize their due diligence and cut down on future issues:

1.       Involve the Civil Consultant at the Beginning of the Site Identification Process

“Many times, we have a client contact us after a long and exhaustive process looking into a proposed site, only for us to then inform them of wetlands, floodplain issues, zoning issues, and various other issues that will require additional permitting.” That additional permitting typically includes additional time and resources that could have been saved. “ By involving CSS, Inc. at the outset of this process, within a few hours we can provide the client with a much better level of comfort on what challenges he/she may face.”

2.       Work With the Civil Consultant During the Land Planning & Concept Phase

“The world is not flat. We often receive Concept Plans that look great on a sheet of paper, but when the parameter of topography, buffers, building setbacks, and stormwater are applied, the concept plan does not work and the build-able square footage and/or parking areas become greatly reduced.” Involving the consultant at the beginning of the process guarantees that the vision of the developer can be brought to life within the confines of the site parameters and code restrictions.

3.       Don’t Be Afraid to Pay for Good Survey or Geotechnical Exploration

“The most common cause of construction change orders and ‘surprises’ during the development process is the lack of adequate information related to topography, existing drainage, and utility locates as well as lack of adequate geotechnical information. Saving a little money up front on exploration and survey will almost always result in spending many times that in change orders during construction.”

4.       Think of Your Civil Consultant as a Part of Your Development Team, Not Just a Consultant

“All site-civil engineering firms are not created equal. The level of engineering experience and professional expertise is important; however, just as important is choosing a civil firm that understands the bigger picture of the development process. The site design and permitting typically will be the most challenging permitting process any development will face. Choosing the right firm to guide you through the process is key to the success of the project. Just as important as choosing a firm that will provide you with a clean, efficient, and value-engineered project that is key to your project meeting its financial obligations.”
